Housing Needs Analysis Completed for Tuscaloosa, Alabama

February 14, 2012 – A comprehensive housing analysis that examines Tuscaloosa’s housing needs following last spring’s tornado has been completed  through a collaborative effort involving the Alabama Center for Real Estate (ACRE), MarketGraphics  Southeast and the Zanola Company LLC, a real estate research and business improvement services firm.

Grayson Glaze, Executive Director of ACRE, said the purpose of the study was to identify the need for new housing through the next five years, not only for the primary areas impacted by the storms but also the greater Tuscaloosa market in general.

“While this study’s main purpose was to examine housing within the impacted area, we think the research can also be used for broader purposes,” Glaze said. “We anticipate that the market information gathered and subsequent forecast guidance may assist with forming a foundation for smart growth in the local housing sector, a greater understanding of the wide range of demographic needs and lead to increasing the quality of life for all Tuscaloosa residents.”

The study recommends detailed house types, quantities, prices and sizes for housing in the storm impact area (primary focus) and the Tuscaloosa market in general, Glaze said.

The analysis was developed in four sections, Glaze said. One section establishes the study’s main geographic area, another section details population and household information, a third section details housing inventories that can be compared to the current and forecast demographic need for homes, and the fourth section provides housing guidance by comparing information from sections two and three in order to relate population needs to housing supplies.
